Some of our preferred medical uses include; on and off-campus medical office buildings, post-acute care hospitals, inpatient rehabilitation facilities, surgery centers, etc.
The Sanders Trust is an active player in the medical real estate sector, seeking to purchase between $100-$200 million of medical properties annually. The Sanders Trust is a reliable organization with a proven track record with the ability to review and close transactions quickly.
Acquisition Criteria
- Deal Size: $10,000,000 to $200,000,000 and up, with flexibility to consider smaller deals if the tenancy is desirable.
- Properties to be located in the U.S.
- Medical assets with a clinical / procedural component (seeing patients versus administrative or general office space)
- Cap Rates: from 6.5% and up
- Quick Due Diligence and Closing timeframes
- Generally looking for 75% to 100% occupied properties
- Prefer lease terms of 10+ years remaining, but some flexibility
