The Sanders Trust expects to continue to grow our portfolio through the acquisition of well-performing, strategic healthcare related properties across the nation. Some of our preferred medical uses include; on and off-campus medical office buildings, post-acute care hospitals, inpatient rehabilitation facilities, surgery centers, etc.

The Sanders Trust is an active niche player in the medical real estate sector, seeking to purchase between $100-$200 million of medical properties annually. The Sanders Trust is a reliable organization with a proven track record with the ability to review and close transactions quickly.

 

Acquisition Criteria

  • Deal Size: $10,000,000 to $200,000,000 and up, but we do have some flexibility to consider smaller deals if the tenancy is desirable.
  • Properties to be located in the U.S.
  • Medical assets with a clinical / procedural component (seeing patients versus administrative or general office space)
  • Cap Rates: from 6.5% and up
  • Quick Due Diligence and Closing timeframes
  • Generally looking for 75% to 100% occupied properties
  • Prefer lease terms of 10+ years remaining, but some flexibility
